The First Step
Your home will be entered into the Multiple Listing Service (MLS) system within 24 to 48 hours after it has been listed. The information on your home will be available immediately to any agent that is in the MLS. If an agent is searching for a new listing with special features that your home has, then it is conceivable that your home will be shown within a few days after it has been listed or even the first day it is on the market. However, sometimes things start slowly. If you are concerned, please give us a call.
Color Brochures
Within the first seven days, a box containing flyers will be put in your yard. Please help us monitor the amount of brochures that are in the box. Give us a call when it is getting low, and we will restock it for you.
Avoiding the Inconvenience of “No Shows”
It is important that you understand that agents can be delayed. Sometimes their customer is late for the appointment, or they stay longer at one house, throwing off the agent’s schedule. For whatever reason, please understand that an agent may not be able to contact you immediately to inform you of a change in the schedule. To minimize the inconvenience of showing your home, wait until the agent arrives to leave your home. While the agent is showing your home, we suggest you take a walk outside. If the weather will not permit this, go to a corner of the house out of hearing range so that the buyer feels comfortable making comments about your home to his/her agent.
Merchandising Your Home
Just like any other showroom, your home needs to appear in “perfect” condition everyday. We understand that this is difficult, especially if you have children. But a home remaining unsold on the market will be more of a hassle to you than keeping it tidy.
Street Appeal
If buyers are not drawn to the image created by the front of your home, they will never see the inside! Show potential buyers that you care about your home by making the outside of your home inviting.
Utilities
If your house will be vacant, it is important to keep the utilities turned on. This will make your home more attractive to potential buyers, and since utilities will need to be on for the inspection and appraisal, you will avoid costly reconnection fees.
Advertising Your Home
Your home will be advertised, but not in the Sunday newspaper on a regular basis. If a newspaper could sell your home, you would not need The Ball Team. A more effective method of advertising is through the internet. Studies show that more than 85% of home buyers begin their search on the internet. Your home will be featured on our company website, www.TrumanBall.com. From there your listing is distributed to many other sites that attract home seekers, such as GoogleBase, HarmonHome, Homes.com, Lending Tree, PennySaver, Propsmart, Sell.com, Trulia and Yahoo. Your home will also be marketed through an enhanced listing on Realtor.com, which is the most visited home search website in America.
Showing Your Home
Many homeowners gauge the effectiveness of their realtor by how often he/she personally shows their home. I will do my best to show your home as often as possible. Since 1990, The Ball Team has closed more real estate transactions than any other realtor in Arkansas, and we sell a very high percentage of our own listings, compared to other realtors. However, it is possible that we could go through a listing period without having the right buyer for your home. Keep in mind that most of our buyers come from three sources: the sign, advertising and referrals.

An Inviting Showroom

Add a fresh coat of paint to the front door.

Plant colorful flowers in the front yard or display potted flowers on your front porch.
